That’s still a combo device which I generally would avoid. But basically anything that isn’t provided by the cable company will be better.
They are better than Comcast but that’s a low bar.
Overall I get Gig speeds for $80/m which isn’t terrible and no data cap. My previous house AT&T fiber was the same cost but better. I don’t have a choice where I live now so it’s Spectrum or DSL
I use a Unifi system which is going to be overkill for 99% of people, but as far as Modems only go Arris Surfboards are solid and I’ve never had an issue.
For router you can get whatever is your fancy, mesh system or a big multi antenna whatever.

I think you mean router, since you would most likely not set DNS on a modem (unless it’s a combo) — but yes I would look into getting something better that you have more control over.

I have spectrum and they don’t forcibly route anything for me.
You must have either their modem maybe? Or you have the DNS helper setting where if you mistype a url it redirects you.
Either way there is a way to disable it because it doesn’t happen for me and hasn’t in the many years I’ve had them across the country.
I promised to report back, so here we go.
It’s not instant so you cannot use “Walk into room activations” — Apple Watches are super finicky to get sensing properly
But overall I really like it. It helps me and the wife know where each other are in the house (my office is in basement hers is on second floor), I have some automations that I have hooked up to location. Example, my dog needs a pill at 9am and 9pm every day, so if someone goes into the kitchen at 8:45-8:59 it sends a reminder to handle the pill then. If that hasn’t been sent at 9pm then it reminds both of us.
Definitely neat, but entirely skippable for most people. It’s not going to be very effective for much other than “oh she’s in the bathroom I won’t disturb her”

I’m not saying they are paid perfectly fairly, but the good realtors do a SHITLOAD of work that you aren’t seeing. This argument is no different than “why do we pay IT guys so much”. It’s not because it takes me 3minutes to reboot the computer, it’s because I have years of experience that leads me to that decision quickly. You also sound like an extremely easy client.
And 50k? At a 4/3 which is pretty typical for a buyers agent (at least in my neck of the woods) you bought a 1.5mil house?
